Band of Investment Theory utilizes the return on and the return of the investment method of valuation and takes
into consideration the typical loan terms and the typical requirements for investor capital necessary to fund the
equity position of the purchase. The Band of Investment develops the capitalization rate by blending the
interest rate and equity return rate based on the percentage of the loan to value and the percentage of equity to

being appraised.
