Land Value Estimator

 

Land Sales Comparison in the appraisal process is calculated using sales of comparable parcels of land in the same or similar market area.  The sales are adjusted for differences in comparabilty with the resultant adjusted values correlated (reconcilled) into a final value estimate for the subject.

Land Value Estimator calculates the estimated land value using the sales comparison method.  Sales of comparable properties are compared to the subject parcel in a comparison grid that is attached to an adjustment table and three charts that use a trendline analysis to estimate market value. Therefore, four values for the parcel are estimated, one from the adjustment table and three others from the charted sales data.  The grid also calculates the percentage increase/decrease for paired sales in the grid, compares the assessed values and determines the assessment ratio for each sale and the subject.  The charted sales depict the sales in charted form for time of sale, frontage/acre and size of lot.
